THE SHORT VERSION
Hotel occupancy expresses rooms sold as a proportion of rooms available during the same period. Divide sold room nights by available room nights and multiply by 100. CoStar’s STR glossary uses this measure to describe the share of available room inventory sold. Source: CoStar STR Benchmark: Hotel glossary
Show the numbers behind the percentage
For a hypothetical night with 80 rooms sold out of 100 available, occupancy is 80%. State the date and the report’s inventory rules beside the figure. This helps colleagues understand the calculation when a property’s available room count changes.
Keep price in the discussion
Review occupancy with ADR and RevPAR over the same period. When comparing campaigns, include the room rates and offer conditions used. This helps the team assess how the rooms were sold rather than treating a fuller hotel as sufficient evidence of a better commercial result.
